Good things here

The rooms may be small, but they're ideal for bachelors or working men looking for a place to stay. There are no issues with water or electricity supply, which is a big plus. Some buildings in the HDIL society have CCTV installed, adding an extra layer of security. The location is convenient, with easy access to both Vidyavihar and Kurla stations. Additionally, the area experiences minimal traffic congestion, and the well-maintained roads make getting around a breeze. Parking space is ample, making it a practical choice for residents with vehicles.

Things need improvement

Certain HDIL buildings in the area lack proper maintenance, leading to issues such as trash buildup and water seepage. Unfortunately, some residents display a lack of manners, contributing to a rowdy atmosphere in the area. Despite a regular maintenance fee of 700, it seems like the funds are not utilized effectively. Additionally, the lack of well-maintained amenities like a mosque, temple, or gym within the society is a drawback for residents looking for these facilities.

Good things here

There are several positives to highlight: nearby grocery stores and malls make shopping convenient, and there are theaters for entertainment. Residents can enjoy leisurely walks with their pets or solo, and the railway station is just a 5-minute walk away. Additionally, the metro station is only 15 minutes away. Availability of autos, cabs, and taxis ensures easy transportation, and casual traffic jams are rare.

Things need improvement

One negative aspect is the spread of rumors regarding ghosts in HDIL Residency, which some nearby residents claim haunt people. However, these rumors are unfounded and likely spread due to the presence of kids playing cricket and football in the area during weekends. In reality, there is no evidence to support the existence of ghosts in HDIL Residency.

2.2

Good things here

The location is excellent with a reasonable price point, and the proximity to Phoenix Mall is a definite plus.

Things need improvement

The building has structural and quality issues, with recurring problems of leakage. Furthermore, the absence of an Occupation Certificate (OC) raises concerns about compliance and safety standards.

Good things here

The flats offer spacious living areas with a perfect ratio of living space to bedrooms. French windows and balconies provide extra space for floors 1 to 12. Ground floor rooms are more affordable but lack the additional spaces. This society attracts investors due to its good rental rates. Basement parking is a significant benefit, although entry requires a car pass. Connectivity is excellent, with easy access to any part of the city. Convenient stores, a hospital, and an international school are nearby, making it a desirable location to live.

Enough parking space

Things need improvement

The construction quality is subpar, with leakages present in many flats. Long-term residents may need to invest in replastering with waterproof agents to address this issue. The society primarily caters to the common man, so one shouldn't expect CEOs to reside here. Maintenance charges are high relative to the amenities offered, and there's no clubhouse, gym, or proper parks within the society.

Good things here

There's nothing to praise about this society; the building suffers from poor network reception and deteriorating conditions. Cleanliness is also severely lacking.

Clean & well maintained

Things need improvement

The maintenance committee's performance is unsatisfactory, and the surrounding area lacks proper amenities. The roads are not pedestrian-friendly, and there are no nearby gardens or markets for residents' convenience.

2.4

Good things here

The area is easily accessible and well-known, with three railway stations nearby: Ghatkopar, Kurla, and Vidyavihar. Residents have the convenience of exploring three diverse markets: Ghatkopar Market for Gujarati foods and clothing, Kurla Market for groceries and Indian attire at reasonable rates, and Hallav Pul Market for a wide range of goods. Additionally, the vicinity boasts various amenities such as pharmacies, grocery stores, pet shops, and salons, making it an economical yet comfortable place to reside with high standards of living.

Things need improvement

The primary issue here is leakage, a common problem across Mumbai. Additionally, guest parking poses a challenge as cars must be parked off the road rather than within the society premises. However, bike parking is available. Connectivity is another concern, with only a few networks like Airtel and Vodafone providing full range, while others may have limited coverage, usually near windows.
